Hey, just wanted to give you an update day on current rate. It is April the second and we're looking at the average 30 year mortgage rate to be at 6.61%. A year ago we were at 4.9%. So of course we've seen a little bit of a change and of course, just keeping record and in mind, at the peak in October of 2022, we were at 7.37 and we've been as low in 2023 as 5.99 in February. So we've got some ranges there. But it's a great time to buy. There's a lot of inventory coming on the market, which is great, and people are really getting off the sidelines and making offers.
