[00:00:25.210] - Speaker 2 Yeah, that's what we're doing today. We're pumping up the mortgage jam. Hey everybody, it is April 18 and this is your Mortgage Matchmaker podcast with Sherry Riano with the Sherry Riano lending team. I hope you guys are doing well out there. Well hey, the mortgage market is looking pretty good out there. We are definitely seeing improvements in rates. We've got some great news that's come out. The inflation data looks like it's going to be reasonably expected that mortgage rates will try to fall over the next couple of weeks. We did not have a decrease last week just because of the anticipated decrease we had had the prior week of 50 basis points, but we are seeing improvement. Also, we are expecting the Fed meeting on May 3. Everybody's wondering if the Fed is going to hike another 25 basis points or will they pause. At the moment a survey that I looked at looks like 66% of people think they're going to hike and 34% they were going to pause. So we're going to see who's right on that gorgeous subject. Well, the next thing is to let you know here's where interest rates are. Today we are at 6.42%, a year ago we were at 4.99 and on October of 2022 was the recent last huge pink we had at 7.375. So hey, got a lot going on out there so got to keep our skills sharp.

[00:01:53.980] - Speaker 2 Also wanted to share with you out there. Right now there's a lot of existing homes and I'm speaking to people that are first time home buyers. Just make sure you go in your house. I know that we all love the HGTV effect and that it is great to walk into a brand new house, but the reality is the perfect house for you may not be brand new, but the great thing is there's renovation loans. And oh by the way, yours truly is an expert in the renovation field in the mortgage side. So feel free to reach out to us and we'll be happy to answer any questions. If you have found that perfect house but you want to use a renovation loan to purchase it, we would love to help. Well hey, just to keep it real out there guys, rates are getting better, it's a great time to buy.
